At Cottonwood Residential, we talk a lot about growth, new properties, new markets, and new milestones. If you ask what makes any of it possible, the answer has never changed.
It’s our people.

Our Executive Vice President of Property Management, Brandy Hall, says it best: “What makes Cottonwood Residential stand out from the competition has always been our people. We believe the people behind the experience and the communities we build are what make the difference.”
That belief is reflected in the commitment we bring every day across our communities and offices, and in the results that tell the story of who we are, guiding the way we operate and grow.
Roots Run Deep
Look around a Cottonwood community, and you’ll find something increasingly rare in this industry: people who have been here for a while. Our on-site average tenure exceeds five years, and this average is sustained by team members who have dedicated eleven or more years to the communities and residents they serve.
Eleven-plus years. In an industry where turnover is a constant challenge, that kind of loyalty is extraordinary. These are associates who have watched residents move in and begin new chapters, learned the quirks of every building, earned the trust of their teams, and become a genuine part of the communities they care for. They are part of what makes a Cottonwood community feel like home.
At the corporate level, tenure runs even deeper. Our corporate team averages over eight years together, with some team members approaching more than two decades with Cottonwood. That depth of experience shapes how we think, how we lead, and how we show up for every person connected to this organization.
What Longevity Actually Means
Tenure isn’t just a number; it’s a reflection of culture.
When people stay, it means they feel valued. When teams are stable, residents experience consistency and care. When leaders have seen multiple cycles, they bring a steadiness that no onboarding program can replicate. And when an entire organization is built on relationships that span years and even decades, the results speak for themselves.
Our co-founder and CEO, Dan Shaeffer, put it simply:
“We have an amazing team. I just love the people I work with. I have worked in a lot of different places in my life, and I can honestly say the people of Cottonwood are the best, smartest, and brightest people I have ever worked with. Any team, anywhere.”
That’s the perspective of a leader who has built something extraordinary alongside remarkable people and never lost sight of what made it possible.
A Merger Built on People
In December 2025, Cottonwood completed a significant merger. From the outside, that might look like a business transaction. From the inside, it was a testament to the people who made it happen.
Mergers are hard. They ask teams to operate at full capacity while simultaneously navigating change, integrating new team members, and adapting to new ways of working. The fact that we got through it and came out stronger is a direct reflection of the culture we’ve built together over the last two decades. Team members at every level leaned in when it mattered most, carried their communities without missing a beat, and kept Cottonwood moving forward.
That kind of resilience is built by people who are deeply invested in where this organization is going and in the success of everyone around them. Our on-site mentors and corporate team members consistently showed up, traveling to support, train, and guide new communities at every stage. Their dedication created a foundation for our teams to grow, adapt, and thrive together.
Celebrating the People Closest to Our Communities
This fall, Cottonwood will gather to honor the community managers and service managers whose hands-on dedication is felt by residents every single day. These team members are on the front lines, and their longevity, skill, and heart are what make a Cottonwood community feel like home.
The event offers a moment to pause, recognize extraordinary work, and look ahead together. Because at Cottonwood, growth isn’t just measured in properties or markets. It’s measured in the people who show up, year after year, and make a difference.
People First Isn’t a Tagline
Across every level of this organization, from the on-site associate who has spent more than a decade caring for a community, to the corporate leader who has helped shape the company for more than twenty years, the thread is the same: people who care, people who stay, and people who grow together.
As we like to say: great companies grow with great people, and we are proud to be made of the best.
We are Cottonwood Residential, helping people find their home at last.
